Franklin House

1838 convict-built home and gardens that became one of the Colony's leading private schools.

Step into the story of Tasmania’s colonial past at Franklin House—a rare gem built in 1838 by former convict, brewer and publican, Britton Jones. This stately Georgian residence is more than a beautiful home—it’s a living link to the people, ambitions, and contradictions of early Launceston.

By 1842, Franklin House had transformed from a gentleman’s residence into one of the colony’s most respected private schools under the guidance of W.K. Hawkes. Within these walls, young minds were shaped and a new society was being built—one lesson at a time.

The home’s elegant Ionic portico gives way to richly atmospheric interiors, authentically furnished to evoke 19th-century Tasmanian life. Every room tells a story: of early settlers and schoolboys, of colonial aspiration, and of the growing desire to create beauty and order in a challenging new land.

Wander through a home that has survived fire, change, and the passage of time—lovingly preserved by the National Trust of Tasmania since 1960, when it became the organisation’s very first conservation success. Back then, it was known as The Hollies, and its restoration helped ignite Tasmania’s heritage movement.

Outside, the heritage garden is a peaceful haven. Seek shade under the sweeping limbs of a 180-year-old oak tree, explore vibrant flower beds and heritage plantings, and step into the past in our lovingly maintained Victorian kitchen garden. Children can take part in Patrick’s Pails, a family-friendly trail inspired by Patrick Lambert, the 19th-century gardener who once tended these very grounds.

Whether you’re a history lover, a garden wanderer, a curious local, or a visitor discovering Tasmania for the first time—Franklin House offers a deeply personal connection to the stories that shaped this place.

Please note that Franklin House will close for July 2025 for conservation works. We look forward to seeing you in August when we reopen.
